  Mold Inspections and Certified Lab Testing

Mold can be hiding in places you can't see and can have various effects on your families health.  We can conduct several visual test as well as collecting samples to identify the issues that lead to the mold being present in the home.  We offer Certified Lab Testing to identify the tye type of mold present and the health risk involved.  This can help eliminate the odors under your home.  Please check the links page to learn more about mold.  Testing cost depends on the number of locations tested or the type of testing performed.  Typically a two samples are taken according to EPA protocol and delivered to our testing facilities.  Lab results generally have a three to four day turn around time to grow and identify the culture.

Radon Testing

We offer state of the art testing with a complete line of Sun Nuclear 1027  and 1028 Electronic Detection Devices and will provide a Certified Report indicating your current level and the options available.  Radon testing can be conducted in Southern KY and Northern TN.  Pricing starts at $50 to compete with numerous inspectors offering testing services without certification or following EPA Protocol.  Testing procedures conducted by HMR Inspections will follow EPA protocal if you choose and typically start $100 for Certified Testing.  Contact us to understand the full benifit of proper testing.


  New Construction Phased Inspections

New construction inspections are performed during the entire construction process.  With several visits to inspect and document the construction of the home we can identify structural issues or make suggestions on utilizing the any unused spaces effectively.  Prior to your final walk through with the Builder's Customer Service Representative or Superintendent we can produce a final check list for completion. This will help ensure that most, if not all, last minute items have been completed prior to your taking possession. Reports will be forwarded to via email and a completed report will be delivered upon taking possession of the home.

Investor Property Inspections

Includes Multi-Unit Housing

Investor property inspections are performed prior to purchase as well as periodically during ownership.  Pre-purchase inspections are performed to identify defects prior to taking ownership to negotiate repairs or price adjustments which reflect the condition of the property.  Periodic inspections for properties currently in your portfolio would ensure the identification of needed repairs following say a long term tenant's departure.  Long-term tenants sometimes neglect to mention repairs and/or abuse the property during their tenancy.  Identifying those problems early is the key to profitable ownership.


  Pre- Home Program

(Pre-Sale Inspections)

 New construct  Listing inspections are very good for the homeowner who may not be in tune with the condition of their home. A great many sales are cancelled due to the buyer's shock at the "functional condition" of the home.  It may look great, but have serious technical, safety, or functional issues present without the owner's knowledge. Having the home inspected prior to placing your home on the market is the ideal way to identify and either repair or disclose the issue found in the Inspection Report.  Obviously, repairing the items would be most beneficial towards completing the sale.  However, there may be financial reasons where the owner can't make the repairs.  Disclosing them up front and pricing the home based upon that disclosure will often times produce a higher net sales price for the owner.
